Terms & Conditions

Effective Date: February 16, 2026

These Terms & Conditions (“Agreement”) govern the purchase, construction, delivery, and installation of products and services provided by East Coast Shed Inc. (“Company,” “we,” “us,” or “our”).

By requesting a quote, approving a design, paying a deposit, or allowing installation to begin, the customer (“Customer,” “you,” or “property owner”) agrees to the following terms.

1. Quotes & Pricing

Estimates are valid for 30 days unless otherwise stated.

Final pricing may change if:

  • Site conditions differ from those represented

  • Access limitations exist

  • Customer requests revisions

  • Engineering or permit requirements change

  • Material costs significantly change

Pricing is finalized upon order acceptance.


2. Deposits & Payments

A deposit is required to schedule production or installation.

Deposits become non-refundable once materials are ordered, fabrication begins, or scheduling is reserved.

Remaining balance is due upon completion unless agreed otherwise in writing.

The Company reserves the right to stop work or withhold installation for nonpayment.

Returned payments, declined cards, or chargebacks may incur recovery and collection fees.


3. Custom Orders & Design Approval

All structures are custom built.

After approval:

  • Changes may incur additional cost and delay

  • Orders cannot be cancelled once fabrication begins

  • Customer is responsible for approved design selections


4. Site Preparation & Access

Customer must ensure installation area is ready prior to arrival.

This includes:

  • Clear work area

  • Removal of obstacles

  • Adequate access path

  • Pets secured

  • Vehicles moved

Additional labor, equipment, or return trips caused by unprepared conditions will be billed.

Minor lawn disturbance from normal installation activity is expected and not considered damage.


5. Property Lines, Setbacks & Permits

Customer is responsible for verifying:

  • Property boundaries

  • Setbacks

  • Easements

  • HOA approvals

  • Local permits unless otherwise agreed in writing

The Company is not liable for placement disputes or permit denial after installation.


6. Underground Utilities

Customer must ensure utilities are marked prior to installation.

The Company is not responsible for damage to unmarked or improperly marked utilities.


7. Scheduling & Weather Delays

Installation dates are estimated and may change due to:

  • Weather conditions

  • Safety concerns

  • Material availability

  • Site readiness

Delays do not constitute breach of contract.


8. Natural Material Characteristics

Wood is a natural product and may:

  • Expand or shrink

  • Develop checking (cracks)

  • Warp slightly

  • Vary in grain or color

These are normal characteristics and not defects.


9. Color & Finish Variations

Samples and photos are approximations only.

Lighting, weather exposure, and material batches may cause differences from expectations and are not defects.


10. Product Use & Maintenance

Customer is responsible for normal maintenance and proper use.

The Company is not responsible for damage caused by:

  • Overloading

  • Improper anchoring alterations

  • Customer modifications

  • Acts of nature

  • Flooding or ground movement


11. Warranty

Warranty applies to workmanship defects only unless otherwise provided in writing.

Warranty does not cover:

  • Normal wear

  • Weather events

  • Settling

  • Lack of maintenance

  • Alterations


12. Change Orders

Customer requested modifications after approval may:

  • Increase cost

  • Delay schedule

All changes must be approved before proceeding.


13. Limitation of Liability

The Company’s maximum liability is limited to the amount paid by the Customer.

We are not liable for:

  • Contents stored inside

  • Consequential damages

  • Loss of use

  • Indirect damages


14. Photography

The Company may photograph completed projects for documentation and marketing unless Customer declines in writing before installation.

No personal identifying information will be shared.


15. Payment Default & Recovery

Unpaid balances may result in:

  • Work stoppage

  • Collection action

  • Mechanic’s lien where permitted by law

Customer is responsible for reasonable recovery costs.


16. Governing Law

This Agreement is governed by the laws of the Commonwealth of Massachusetts.


17. Acceptance of Terms

Payment of deposit or approval of work constitutes acceptance of these Terms & Conditions.
